Not all roof coating system are equal, which is why we use Liquasil Asbestoseal, the first BBA approved asbestos roof coating system on the market. The BBA (British Board of Agrément) is one of the UK’s leading notified bodies offering approval, certification, and test services to manufacturers of products and systems supplying the construction industry. Asbestososeal is the only product that has been manufactured specifically for protecting asbestos cement roofs and is a product with a stated and tested life of at least 25 years.

Alternatives and Drawbacks

Most corrugated asbestos roofs are now past their expected life expectancy of 25-40 years, with many now starting to suffer from deterioration resulting in cracks to the sheets and corrosion to the metal fixings, causing water damage to internal structures, stock and equipment. Removal of the asbestos sheets and replacement with a new roof will be costly and unless the building is unoccupied, could also be very inconvenient. Another option is to over-sheet the roof with a modern roof but this can present it’s own issues as it may compromise the roof structure due to excess additional weight, increase the risk of disturbing the asbestos through fixing and may cause condensation issues.

  • Health and Safety

    Our first consideration is always the health and safety of our clients, their staff, visitors, the public and our own team of employees. One of ID Asbestos project managers will manage each job from start to finish. ID Asbestos will employ only the highest health and safety standards throughout the duration of the project, ensuring compliance to health and safety and asbestos regulations are adhered to at all times. All access and fall protection systems are included within the price we provide.

  • Air Monitoring

    Having air monitoring carried out ensures that the working practices and procedures we are using, do not produce asbestos fibre release over the control limit that’s deemed acceptable by the Health and Safety Executive. Before, during and after the project, ID Asbestos will employ an independent UKAS accredited analyst to carry out air monitoring. This will include personal air monitoring of our employees carrying out the work, and air monitoring to the internal and external areas of the property. 

  • Asbestos Roof Cleaning and Preparation

    Cleaning the roof in preparation for the application of the liquid coating system is a vital process to ensure the adhesion and longevity of the coating. We use two different methods of cleaning. The HSE’s preferred method is to use a closed box system that uses high pressure water to clean the roof within the confines of a box, that reduces the high-pressure spray producing airborne asbestos fibre release. The Second method is the use of low pressure, super-heated steam, which can reach temperatures of 150˚c. The benefit of using low pressure steam is that it reduces the risk of water ingress into the property if occupied and the roof is in poor condition.


    The wastewater produced in the cleaning process will be contaminated with asbestos fibres. To prevent spread of asbestos fibres, the contaminated water is diverted from the downpipes and into a filtration system that filters the water to 5 microns. At this point, the water is safe to be disposed of into the sewage system or removed from site for disposal.

  • Detailing and Repairs

    Once the roof has been cleaned, it enables our trained staff to inspect the roof for cracks and damage and either carry out local repairs where possible or install a GRP coversheet over the top of the damaged asbestos sheet if a repair is not possible. 


    All metal fixings are coated with a corrosion primer to prevent rust breaking through the new top coating and a non-sag sealer is also applied.

  • Replacement Roof Lights

    Roof lights can be replaced at your request to enhance that new roof look, or we can clean and apply the roof coating system over the top to ensure the entire roof stays waterproof for many years to come, without any further maintenance. 

  • Final Finish Coat

    Once all preparation work has been carried out, Liquasil Asbestoseal is then applied as the final coat to the asbestos roof sheets and fixings, providing a durable, long lasting, waterproof finish that will resist moss and lichen and retain its colour indefinitely. The protective finish will also assist in the prevention of further deterioration of the asbestos roof sheets it’s been applied to.  

Typical Asbestos Roof Repairs

A typical solution for fixing leaking asbestos roof and gutters is to carry out temporary, local patch repair to the roof sheets and fixings or a costly full replacement of the entire roof. ID Asbestos can provide a cost-effective, long-lasting solution. 

Asbestos Cement Roof Life Span

Asbestos cement roof sheets and gutters were expected to have a life span of between 25 and 40 years. According to the Land Registry, 55% of all industrial premises in Britain have an asbestos roof and 75% of all asbestos roofs ever installed are still in place today. It’s not surprising that a majority of asbestos roofs are now past their life expectancy and are starting to fail, with leaks causing water damage to internal structures, stock and equipment.

Latent Defects Insurance Guarantee

Once the coating system has been applied to the roof, it’s inspected and audited by Liquasil to enable a full latent defects insurance guarantee for 10 years. This ensures the product has been applied correctly and to the thickness of the manufacturers specification and will perform exactly as expected, giving a long and extended life of the existing roof, which is expected to extend over 100 years.

Repair, Treat and Seal fixings and Damaged Roof Sheets and Gutters

Once the roof has been cleaned, it enables our trained staff to inspect the roof for cracks and damage and either repair or replace the sheets if not repairable. All metal fixings are coated with a corrosion primer to prevent rust breaking through the new top coating and a non-sag sealer applied to the fixings and local repairs. 

Final Finish Coat

Once all preparation work has been carried out, the final Asbestoseal is then applied as the final coat to the asbestos roof sheets. Asbestoseal can be provided in any RAL colour. Once applied, the product will resist moss or lichen and retain its colour indefinitely.
